Email the refusal notice (and your drawings if you have them). That is everything we need to start.
We read the officer's report, the cited policies and your scheme — the same way we would before taking a refusal to appeal.
Within five working days: one recommendation, the reasoning behind it, indicative costs, and the deadlines that apply to your case.
Why fixed fee
Most consultancies are paid for the work that follows a refusal, which makes "fight it" the default advice. Our review fee is fixed, so we have no reason to talk you into an application you can't win.
If your scheme is unwinnable, we'll tell you — and tell you why, so the money you don't spend on a doomed appeal stays in your project.
Why timing matters
Householder refusals must reach the Planning Inspectorate within 12 weeks of the decision date. Miss it and the appeal route closes.
You can resubmit a revised scheme without a further application fee within 12 months of the decision — but only once.
Both started on the date printed on your decision notice. A review in week two leaves every option open; a review in month six may not.
